Application Process and Screening Policy
An application is available to any person who requests one.
Please read carefully through our guidelines before applying and make sure to complete the entire application.
Completed applications are reviewed in the order they are received, one at a time.
The first qualified applicant(s) will be accepted.
If your application is processed you will be charged the $50 processing fee even if your application is denied.
If your application is not processed your fee will be refunded.
Each resident over 18-years of age must complete an application and pay the $50 fee.
ONLY COMPLETE APPLICATIONS WILL BE REVIEWED.
A complete application includes:
- government-issued photo identification
- proof of income documentation (2 months source of income or 1-year tax return for self-employed)
- bank statement (all pages)
- Each applicant must have a minimum 650 FICO credit score
- 3 times the rent in gross combined income
- 1-year verifiable rental history (other than a family member)
- No prior evictions
- Debt-to-income ratio will be considered
We review all information on the application, if we are unable to verify any information on the application, it may be denied.
The application process will be terminated if, at any time, an applicant is aggressive, rude, disrespectful, forceful, confrontational, or unprofessional with any Pennbrook Management & Leasing staff.
If your application is approved, a lease will need to be signed within 24 hours and security deposit will need to be paid as a guarantee to hold the unit.
If pets are accepted at the property, you will need to pay an additional deposit ($300-$600) and provide a copy of your renter’s insurance, current vaccination record, and county dog license. Emotional support animals are accepted with a current certificate and letter from your doctor.
